WHAT IS ADU?
Accessory Dwelling Units (ADUs), also called secondary units
or granny flats, are small living units including a kitchen and bathroom, on properties zoned residential with a single-family home or duplex home.

Summary of New ADU Rules in California:

  • One ADU (up to 1,200 s.f.) and one Junior ADU (a unit of no more than 500 s.f. in size and contained entirely within an existing single-family structure) per lot.
  • One detached ADU (up to 1,200 s.f.) that is new construction, OR existing structure, or the same footprint as the existing structure, along with one JADU.
  • May not impose requirements on lot coverage or minimum lot size.
  • May not require more than a four-foot side and rear yard setback for ADUs.
  • Prohibits local agencies from imposing strict requirements that exceed state mandates.
  • Prohibits local agencies charging “Impact Fees” for ADUs under 750 sq. ft.

Our certified ADU specialists will discuss your vision and go over what is possible based on your lot size, main house size, location of the ADU, and all other pertinent information to help you understand the whole process and the requirements.

3D Design and Permitting

We have approved plans from 600 s.f. to 1,200 s.f. that are either attached or detached ADUs.
You may choose from our ready approved plans and make modifications to fit your lot. Once you are satisfied with the design plan, then we will submit for permitting.
